The Homeowner’s Resolution List

The minute you buy a home, your to-do list grows exponentially. You no longer have the luxury of calling the landlord when something breaks or malfunctions.

Nope—it’s YOUR responsibility now! The good news is that, for homeowners who plan ahead and take care of their home year-round, breakdowns and malfunctions can be kept to a minimum.

It’s easy to lose track of all the things you’re supposed to be doing to make sure you’re keeping everything in working order, so that’s why we made this list for you! Of the many, many home maintenance tasks that we encourage, these are the most important:

Schedule Maintenance Appointments for the Year

When we encounter a broken-down HVAC unit, it’s often quite obvious that the problem that broke the system down could have been avoided if the homeowner had had their system checked out regularly.

That’s why we offer maintenance plans!

People on our maintenance plans get regular home visits, so that we can troubleshoot any potential problems BEFORE they get serious.

Cut Energy Usage

This should be a real priority. Whether you’re in an older home or a newly-built house, there are always ways that you can be cutting down on the energy that your home burns. Start by investing in a smart thermostat. It will monitor your daily habits and adjust the temperature in your home automatically.

These genius devices are always looking for ways to cut down your energy consumption, so it’s okay if you forget to make that a priority.

Another easy, but often overlooked, way to cut down on energy consumption? Sealing your windows! We tell you exactly how in this popular blog post. And lastly, it may simply be time to upgrade to an energy-efficient system.

Change Filters

This often-forgotten but incredibly crucial task impacts not only your energy-efficiency, but the quality of air you’re pumping through your home!

While we can help you with the other items on this list, de-cluttering is up to you!

But trust us when we say that starting a new year with a freshly cleaned and organized house will be good for not only your mental health, but also for the happiness of your family. This list of statistics regarding the importance of decluttering will amaze you!

Oh, and doing a deep clean every once in a while can really impact your energy savings!

Fall is Coming! Don’t Forget To…

Summer was great, but aren’t we all ready for things to cool off a bit?

Every season change, we like to remind our customers that there are a few things they need to be doing to get their homes ready for what’s ahead. For the fall, there are just a few crucial things.

Clean those gutters.

Gutters are easy to forget about, but, trust us, you’ll regret forgetting about them once fall debris keeps them from working properly. You should be cleaning them regularly, but it’s especially important to make sure they’re clear and in working order before we’re in the thick of winter. Why? Because clean gutters help to prevent ice overflow, which can melt onto the outdoor A/C unit and refreeze in the unit and cause unnecessary damage.

Replace your air filters.

We can’t preach this one enough! Regularly cleaning your air filters not only helps you save on energy bills, but it also ensures that your family is breathing in quality air at home.

Getting fresh filters at the beginning of fall is important because winter is about to push your family indoors. That means that air pollutants will collect and circulate at an even higher rate than in summer. You’ll be thankful to have a fresh set of filters before this begins.

Clean the HVAC unit.

Over the summer, debris collects in your unit that will need to be washed away to ensure your HVAC unit’s optimal performance this fall. It’s pretty easy to clear away excess leaves and other obvious debris yourself, but you’ll want to be sure to get your system a complete professional maintenance checkup twice a year. As part of our maintenance plan visits, we always check various electrical components, refrigerant levels, and do a deep cleaning of your unit.

Start preparing for winter.

While you’ll want to go through most of this checklist again before winter, it’s also smart to check this list of ways that you can save money in the winter and create a fall checklist accordingly. It will be much more enjoyable to re-insulate your home or to spend an afternoon sealing your openings when it’s 60 degrees outside than when you’re in the thick of winter!

In a perfect world, we’d all have our savings built up so that we have enough money for surprise HVAC repairs or total breakdowns. But it’s not a perfect world, and we’re all too familiar with how HVAC units tend to shut down at the most inconvenient times for homeowners. Sure enough, a trusty system will tend to break down when you’ve just remodeled your kitchen or you’re getting ready to send your child to college.

Portable Humidifiers vs. Whole House Humidifiers

Whole House Humidifier vs. Portable Humidifiers

We’re nearing the month of November, and the air around us is getting drier and drier.

This is the time of year that customers start asking us what we recommend when it comes to air humidifiers, so we thought we’d break down the pros and cons of the most popular options on today’s blog!

  • Low Cost
    • People usually start with this option, to see the difference they feel when the air in their home has been humidified.
  • Portable
    • Most customers learn that they love breathing in the moist air that humidifiers offer. When they’ve purchased one of these small units, they can put it in the space that’s most optimal for them.
  • Versatile
    • These units come in all kinds of shapes, sizes, and even functionalities. Since it will likely be on display, people like to choose one that fits their personal style.

  • Portable
    • It can be frustrating to have to carry the humidifier into different rooms, and if you decide to purchase a separate unit for another room, it becomes just as expensive as a whole house humidifier.
  • Range of Humidifying
    • Since it’s a smaller unit, it is only able to truly humidify one area of your home at a time.
  • Maintenance
    • Portable humidifiers require daily water changes, and if not done correctly collected water can contribute to the spread of bacteria in your home.

  • Scale of Performance
    • This is a bona-fide home heating MACHINE. It can control the humidity levels for every room and every floor of the house—not just one area at a time.
  • Maintenance
    • Unlike the portable option, there is no daily maintenance required for a whole house humidifier. They’re connected to your home’s water supply, so all you have to do is change its pads like you’d change an air filter.
  • Very Quiet
    • Though portable humidifiers aren’t extremely loud, they’re certainly louder than the whole house option.
  • Low Cost
    • While installation costs are higher than the portable option, which requires no installation fee, the cost over time is significantly lower for whole house humidifiers, as they have a longer lifespan and reach more areas than portable options can.

  • Commitment
    • When it comes down to it, the only major con that our customers find with whole house humidifiers is that they aren’t ready to make a commitment to a complete humidifying system. Often, this con goes away when they’ve tried out a portable option and see the difference in air quality that they enjoy throughout the winter!

Spring Cleaning: Your home maintenance to-do list!

Spring is finally here, and for many of us, that brings to mind booming flowers and sunny skies. Spring is also a great time to give your home a little TLC. From cleaning gutters and windows, to organizing your garage, our spring maintenance list will get your home in top shape so you can relax and enjoy the long, lazy summer ahead.

Outdoor spring cleaning

Spring is a great time to give your house a little facelift by cleaning out clogged and overflowing gutters, and washing away winter grime and mildew from siding and outdoor furniture. Additionally, grab a flashlight and inspect for termites or animal damage around your house exterior and air conditioning systems, and clear away brush and overgrown plants from in front of vents and grates.

Clean out the garage

The classic spring cleaning task! Take the time to clean out and organize your garage, first by recycling, donating, and disposing of anything you haven’t used lately. To improve the look and function of your garage, power wash it each spring and fall to remove any built up debris from the winter weather or summer adventures. If you’re looking to help keep your garage cool this summer, it might be worthwhile to install some insulation to keep the temperature more consistent. Give us a call for a quote!

Switch up your ceiling fan

Hot temperatures are coming, so it’s time to change the direction your paddle ceiling fans rotate. During spring and summer, ceiling fans should rotate counterclockwise when looking up at the fan. This creates a downdraft that makes you feel cooler when it blows on your skin, and is a great accompaniment to your air conditioner that can increase room comfort and save energy. To change the direction of your ceiling fan, turn the fan off, allow the blades to stop, then flip the switch on the fan housing.

Change your air filters

Replacing the air filter on your central heating and cooling system every one to three months will help it run more efficiently, and keep the air in your home cleaner. Changing frequently during the summer when pollen and allergens are higher is recommended by most medical professionals. Using a HEPA filter will help with allergies and pet dander. It’s easy to change the air filter by removing the cover on the air return, sliding out the old filter, and replacing it with a new one with the arrows on the filter pointing in the direction of airflow.

Give us a call for a recommendation of the best filter for your home and lifestyle!

Get your AC checked

Luckily, we can help you with this one! One of the most important ways you can prepare your home for the summer is to get your air conditioner served. Have a licensed heating and cooling technician inspect and clean the blower and motor, check the coolant, and test the switches. It’s also a good idea to have them inspect your ductwork for any leaks.

This is our essential to-do list for spring cleaning, but do you have any ideas of what we missed? Let us know when you call to schedule your air conditioner maintenance!
